How It Works
Understanding Your EMI
An Equated Monthly Instalment (EMI) is the fixed amount you pay to your bank each month to repay your home loan. It comprises two components: principal repayment and interest.
The EMI formula is: EMI = [P × r × (1+r)^n] / [(1+r)^n – 1] where P is the principal, r is the monthly interest rate, and n is the total number of monthly instalments.
In the early months of your loan, the interest component is higher. As you repay, the principal reduces, which means the interest component decreases over time.
Tips for Buyers
Smart Borrowing Tips
- Aim for an EMI that is no more than 40 – 45% of your monthly take-home income.
- A larger down payment (20 – 30%) reduces your loan burden and EMI significantly.
- Compare interest rates from multiple banks and HFCs before applying.
- A higher credit score (750+) typically qualifies you for lower interest rates.
- Consider a shorter tenure to pay less total interest — if you can afford a higher EMI.
- Prepay partially when possible to reduce the outstanding principal and save interest.
